Finding the right apartment near The Ohio State University comes with plenty of questions and getting answers should be easy. At 8th and High, we make it simple to explore everything you need to know about leasing, amenities, policies, and everyday life in our community. 

Whether you’re planning ahead or ready to apply, you’ll find clear, straightforward information to help you feel confident every step of the way. 

  • 8th and High features a selection of modern luxury floor plans, including studio, one bedroom, and two bedroom apartments designed to fit your lifestyle. 

  • Our community is designed to support how you live, work, and unwind each day, with spaces that bring comfort and connection together. Spend time in the top-floor clubroom with its outdoor terrace, relax in the bar lounge or courtyard with a fireplace, or stay productive in the coworking space with a coffee bar. A 24-hour fitness center, gated parking, and controlled access features add everyday convenience, while perks like a Luxer package room, bike storage, and pet-friendly living round out the experience. Inside each apartment, you’ll find spacious layouts with contemporary finishes, including quartz countertops, stainless steel appliances, soft-close cabinetry, and full-size in-unit laundry. Select homes offer private balconies, walk-in closets, and top-floor 10-foot ceilings, all complemented by oversized windows and keyless entry.

  • A security deposit is a qualifying option but is not required for all applicants. 

  • Applicants may qualify by using one of the following options: 

    Guarantor 

    A guarantor is typically a parent or guardian who is financially responsible for the lease. Guarantors must reside in the United States and have a valid Social Security number. Proof of income is required, and all guarantors must pass credit, background, rental history, and income screening. Income must equal to three times the monthly base rent.  

    Self-Qualification 

    Proof of income is required, and applicants must pass credit, background, rental history, and income screening. Income must equal to three times the monthly base rent. 

    Security Deposit  

    The security deposit is equal to two months' rent and must be paid at the time of lease signing. 

  • Trash services are included in the rent, with trash chutes and recycling rooms located on each floor. Electric, water, and sewer are not included and are billed monthly directly through the utility providers. Wi-Fi is not included in the rent but is billed monthly with rent at a rate of $75. 

  • We offer flexible lease terms based on the academic calendar. Please contact the leasing office with any questions regarding available lease options. 

  • 8th and High is pet friendly with weight and breed restrictions. A one-time non-refundable pet fee and monthly pet rent apply. Please contact the leasing office for more details. 

  • Tours can be scheduled by contacting the leasing office by phone or booking directly through our website. Walk-in tours are also welcome! 

  • Yes! Our on-site maintenance team is available 24/7 to assist with repair requests and apartment concerns based on the level of priority. 

  • For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. Emergency requests may also be submitted through the resident portal by selecting emergency priority. For life threatening emergencies, please contact 911. 

  • Rent is due on the first of each month and is paid through the resident portal. 


  • Yes. Renters insurance is required for all residents. Residents are automatically enrolled in our renter's insurance program but may provide proof of their own coverage to meet this requirement. 

  • 8th and High is an unfurnished community. If you are looking for the unit to be furnished, we recommend reaching out to CORT Furniture for more information on furniture packages they offer.  

  • Subletting is not permitted. Residents may reassign their lease by finding a qualified replacement. 

    Lease Reassignment Guidelines 

    • Residents must notify the leasing office of intent to vacate 

    • The current resident is responsible for finding a qualified replacement 

    • An assignment fee equal to 85% rent applies 

    • All outstanding balances must be paid before reassignment is finalized 

    • Lease concessions do not transfer 

    • The current market rent will be the new rent for the lease term 

     

    Reassignment Process 

    • Resident notifies the leasing office 

    • Replacement completes an application and meets all rental criteria 

    • Replacement signs a new lease 

    • Current resident pays the reassignment fee and clears all balances 

    • Original resident responsibility ends once the replacement moves in and pays rent 

  • Yes. Unit transfers are available for an additional transfer fee. Please contact the leasing office to discuss available options. 

  • Each unit has a designated mailbox, and residents have access to a the LuxerOne package room. 

  • Yes! We offer a gated parking garage with reserved spaces for an additional monthly fee. 

  • Guest parking is available in the parking garage for our residents guests for an additional daily fee. Limited street parking is also available along 8th Ave on the side of the community, with three-hour parking from 8 AM to 10 PM. 

  • Yes, rent is prorated based on the lease start and end date.
